Selling your home in Austin
What it is worth against the homes that actually sold near you, how Leah prices and markets it, and what to do before it goes on the market.
What is my home worth?
Your home is worth what a buyer will pay for it this season, and the best evidence is what comparable homes near you sold for recently, adjusted for condition, size, lot and updates. That is a comparative market analysis, and Leah prepares it herself for every seller she meets.
Online estimates are a starting point at best. They have not seen your kitchen, your roof or the house that sold two doors down for a reason. Leave the address below and Leah will call to ask a few questions, then put the numbers together.

How does Leah price a home?
From the sales, not from hope. Leah pulls the comparable homes that sold near you in the last few months, walks through yours, and shows you where it sits against them: what to list at, what to expect, and what a well-priced home in your neighborhood is doing right now. Pricing right at the start is what gets a home sold; a price cut later costs more than it saves.
How does Leah market a listing?
- Professional photography and a listing written to answer the questions buyers ask first.
- On the MLS, syndicated to Zillow, Realtor.com and the other portals where buyers search.
- Shared with the agents Leah works alongside, whose buyers are often looking for exactly your home.
- Open houses where they help, and feedback from every showing, passed on to you the same day.
- Negotiation of the offer, the option period and repairs, so the contract you sign is the one that closes.
What should I do before listing?
- Walk the home with Leah. Some fixes pay back at sale, many do not, and she will tell you which is which.
- Declutter and clean; buyers need to picture their own things in the rooms.
- Gather what you have: the survey, warranties, permits for any work, and the HOA documents if there is one.
- Decide your timing. Where you are going next affects how the sale is structured.
What does it cost to sell a home with Leah?
There is no set fee. Commissions in Texas are negotiated, and a common range in Austin is 2.5 to 3 percent of the sale price for the listing side. Whether and how much you offer toward the buyer's agent is a separate decision, made with Leah when the home is priced, and it can be part of the negotiation with each offer. Everything is agreed in writing before the home goes on the market.
Selling and buying at the same time?
It is the situation that needs the most coordination: one contract depending on another, two closings, and a move in between. Leah handles both sides and the timing between them, and she has done it for clients many times. Tell her which comes first and she will lay out the sequence.
How long will it take to sell?
It depends on price, condition and the season. Rather than a guess, Leah will show you how long comparable homes in your neighborhood took recently, and what the ones that sold quickly had in common.
