Which areas of Austin does Leah Gay Roustan serve?

Leah works across North Austin and the northern suburbs: Northwest Hills, Cedar Park, Round Rock, Leander and Pflugerville, plus the neighborhoods between them. She was born and raised in Austin and will tell you honestly if an area is outside what she knows well.

What happens after I fill in the form?

Leah will call or text you within the hour to hear what you're looking for. There is no obligation and nothing to sign for a first conversation.

Does it cost anything to talk to Leah?

No. A call, a market question or a first meeting costs nothing. If you decide to work together, how Leah is paid is agreed in writing before she represents you, so there are no surprises later.

How much does a real estate agent cost in Austin?

There is no set fee. Commissions in Texas are negotiated, and a common range in Austin is 2.5 to 3 percent of the sale price for each side, the listing agent's and the buyer's agent's, agreed separately. Since 2024 a buyer agrees their agent's fee in writing before touring homes; it is often paid by the seller as part of the negotiation and can be paid by the buyer at closing. On new construction the builder usually pays it. Leah goes over the numbers before anything is signed.

How do I choose a real estate agent in Austin?

Check the license on the Texas Real Estate Commission's website, read the reviews on Zillow and Google, and interview two or three agents about the specific neighborhoods and price range you are in. Ask how they price a home against recent sales, how they handle the option period and repairs, and who you will actually deal with day to day. Then get the agreement in writing before you tour or list.

Is Leah a Spanish-speaking real estate agent in Austin?

Yes. Leah is fluent in Spanish and works with Spanish-speaking buyers and sellers in their own language, from the first call through closing. Se habla español.

Where is Leah based, and how far does she travel?

Leah is based in North Austin and works across Northwest Hills, Cedar Park, Round Rock, Leander and Pflugerville, and the neighborhoods between them. Showings and meetings are by appointment anywhere in that area, and relocations start with a call or video walk-through before you visit.

How long has Leah been a REALTOR®?

Leah has held her Texas real estate license since 2012. Before that she worked in short-term vacation rentals on South Padre Island, and she was voted 2020 REALTOR® of the Year by the South Padre Island Board of REALTORS®.

Is Leah a buyer's agent or a listing agent?

Both. Leah represents buyers, sellers, and people doing both at once, which is the situation that needs the most coordination: selling one home while buying the next.

Can Leah help me relocate to Austin?

Yes. Relocations are a large part of her work. She will walk you through the areas by phone or video before you visit, set up tours for the days you are in town, and handle the transaction while you are still out of state.

Where can I see Leah's current listings?

Her active listings are on the MLS. Ask her for the current list and she will send it the same day, or check the listings page on this site.

What does a buyer's agent do?

A buyer's agent finds and shows homes, tells you what a home is really worth against recent sales, writes and negotiates the offer, manages the option period, inspection, appraisal and lender deadlines, and gets you to closing. Leah stays in every step herself rather than handing you to an assistant.

How is Leah different from other Austin agents?

She grew up in Austin and went to Anderson High School, so the areas are home, not a territory. She is in the trenches on every deal herself. She is fluent in Spanish. And she was voted REALTOR® of the Year by her peers in 2020.
